SMR partnered with Capitol Hill Housing on this occupied renovation to provide 30 units of workforce housing.  Built in 1959, this concrete-framed structure, with infill masonry panels, had minimal insulation, allowing water vapor to condense on the ceiling and literally rain back down upon residents and their belongings.  To the address deficiencies in the buildings thermal performance, six inches of mineral wool insulation was installed over the existing exterior walls along with a rainscreen system of metal siding and painted fiber cement panels that followed the original building modules.  Rigid insulation was also installed above the concrete roof deck to halt vapor condensation.  Aluminum windows were replaced with custom vinyl, which maintained the original window configuration.  Lighting was replaced with period appropriate, energy efficient fixtures, and an unused pool decommissioned and converted to a shared outdoor space.
